2026 Crescent Oaks Dues

Beginning July 31, 2026, the HOA board will send invoices to collect our annual dues for 2026. These funds support essential HOA obligations and responsible financial stewardship. You can review the current budget overview here.

Regular 2026 dues have been adjusted to $73 per household, down from the typical $110. The lower amount reflects reduced electricity costs while the fountain has been inactive, as well as the pond-maintenance program beginning in August rather than earlier in the year. Even at the adjusted amount, part of the regular dues is intended to help the board build emergency and reserve capacity for future fountain maintenance and other property improvements. This is planned capacity, not money already spent or a separately restricted assessment, and any future use will remain subject to board decisions.

We are also collecting a separate $77 special assessment per household for the planned pond-fountain replacement. The board plans to finalize the purchase and installation arrangements in the coming weeks, with installation targeted for spring 2027. Read more about the pond and fountain in the update below.

This year, residents will receive a Square invoice that can be paid online with Apple Pay, Google Pay, or a debit or credit card. Residents may also choose to save a card securely for future HOA invoices. Square does not display full payment-card numbers to the HOA board.

Residents who prefer not to pay online may pay by check or cash. An upcoming physical mailer will include those payment instructions.

Pond Maintenance, Fountain Replacement & Entrance Improvements

Neighbors, the board has fallen behind on several responsibilities, and we are working to correct that. The condition of the pond is the most visible issue right now. We recognize it, and we apologize.

Our Clean Lake Maintenance Program with Aquatic Control begins in early August and runs through September 2026. The program includes biweekly pond inspections and treatment as needed for nuisance vegetation. We expect to see meaningful improvement as the program progresses.

Alongside the pond-maintenance work, the board plans to install a new fountain in spring 2027, funded through the $77 special assessment. The planned 1-horsepower fountain includes multiple spray-pattern options and a three-fixture LED light set.

We are also taking steps to improve the appearance of the front entrance and surrounding property, beginning with the removal of large weeds in the coming days.
